Is bringing your own furniture allowed?

Some share houses do not allow personal furniture, so it’s important to check with the management company first.

At TESEN, bringing your own furniture is allowed, except for certain items like refrigerators and large appliances.

Large appliances like refrigerators are heavy and often prohibited.
Also, some rooms do not allow cooking appliances like microwaves or IH stoves.
We recommend confirming this during your room tour.

Check size and delivery paths

  • Measure doorways, staircases, and check elevator availability
  • Large furniture might not fit into the room
  • Consider how the furniture will affect usable space

Be extra cautious when bringing in sofas or beds. Renovated buildings may have narrow hallways that make moving large furniture difficult.

Be aware of restoration rules

  • Damage to walls or floors may result in repair charges
  • Use floor protection or padding for heavy or wheeled furniture
  • Protective mats or felt pads are recommended

If you accidentally damage the room during moving, be sure to contact the management team immediately.

Dealing with built-in furniture

You have two main options regarding existing furniture:

  • Leave it in the room and add your own furniture
  • Request to have unneeded items removed before move-in

At TESEN, removal requests are accepted up until the day before move-in.

Delivery and assembly are your responsibility

  • Avoid disturbing other residents with loud assembly noises (especially at night or early morning)
  • Don’t leave personal belongings in shared spaces
  • Dispose of packing materials and cardboard properly

Summary: Furniture affects your quality of life

Bringing your own furniture can make your stay more comfortable and personal.
However, it also requires planning, responsibility, and respect for shared spaces and property rules.

TESEN is flexible and happy to support your preferences, so feel free to ask questions if you’re unsure about what’s allowed.
